Lead Commercial / Cost Management
Our main concern when developing our Ceilings Fit Out Package was to comply with the T5
integrated project team’s requests concerning increased efficiency and effectiveness, as
conventional strategies would not be good enough to successfully meet the challenges associated
with this project.
As a lead commercial and cost manager, my main responsibility will be to evaluate all costs, set a
budget and monitor all cost functions in accordance with BAA’s requirements. Having already
taken part in other mega projects as a ceilings supplier, you can count on our firm’s experience.
Values, criteria and goals
First of all, cost management represents a fundamental part of our proposal, as it would be very
difficult to maximise efficiency and effectiveness whilst minimising risk without an adequate
approach to this discipline. In this regard, the Egan report (Egan, J., 1998) indicates that even
though lower construction costs would bring numerous benefits in the United Kingdom, project
managers should avoid selecting suppliers and collaborators solely on the basis of tendered cost.
In fact, factors such as value, innovation and quality should always be taken into consideration
when making such important decisions, which is why we do not wish to impress you by simply
offering you the cheapest options available. On the other hand, our goal is to equip Heathrow
Airport's Terminal 5 with cost-effective, efficient and innovative ceilings which stand out for their
security, comfort and style. In view of these considerations, we offer you a contract involving fixed
target costs and bonuses in case we succeed in reducing costs and/or completing the project before
the set deadline.
A number of facts and data have been considered when choosing the most adequate ceilings for
Terminal 5’s roof area. In the first place, Heathrow airport has a daily passenger volume of around
191,200, which makes it Europe’s busiest airport. (Heathrow Airport, n.d.; ITV News, 2013)
Therefore, it follows that every single element at Terminal 5 should contribute to creating a pleasant
and relaxing atmosphere in order to improve passengers’ travel experience and to reflect London’s
modernity and innovativeness on a global scale. At the same time, however, it is important to
achieve a certain degree of consistency throughout Heathrow airport.
